Scope of Work
To demolish the Leisure World Complex (Cinema, Nightclub and Restaurants) to slab level, along with the Quay Side Public House together with the construction of a new car park for the Port of Southampton.
- Controlled deconstruction to carefully demolish the Leisure World complex whilst separating the live Grosvenor Casino from the main building.
- Reinstatement of the Grosvenor Casino party wall, which included a new steel frame and external cladding to match the existing, whilst maintaining a live casino environment.
- Movement of the casino chiller, followed by construction of a new chiller base at a new location including recommissioning.
- Removal and eradication of Japanese Knotweed from the grounds of the 2nd phase demolition; The Quay Side Public House.
- Removal of redundant drainage and Installation of a new surface water drainage scheme.
- Existing remaining concrete slab planed and prepared for new tarmac.
- Directional drilling to install new services beneath the existing concrete slab.
- Placement 15200m2 of tarmac surface course.
- New lighting & CCTV scheme installed.
- New port security fencing and gates installed.
- Security cabin installation.
Challenges:
- Demolition was taking place whilst the adjoined Grosvenor Casino was fully operational with patrons and staff coming and going from the venue 24 hours a day.
- Environmentally challenging site due to noise control, air quality management, containment of airborne particles and proximity to the sea and the cruise terminal.
- Logistics required delicate management as the most obvious route to site was not able to be used. All site traffic had to be routed through the very busy dock road to site. Access specifications were in line with our clients wishes to minimise the impact on main city routes and traffic already present on dockside operations.
Successful Execution:
- Strategically sequencing workflow within the plan to separate leisure world from the casino whilst maintaining our tight 16-week programme.
- Full collaboration with a local structural engineer, AWA, to obtain robust and economic design solutions to enable the project to be delivered in line with the clients’ requirements.
Techniques:
- Mechanical deconstruction using a 490 High Reach with MQP25 S Jaw and a ZX 490-7 with a 9T Shear.
- Hot cutting for separation of steels on site.
Key Achievement:
- Project completed in 16 weeks with fully useable car park delivered to the client on time and on budget.
- An impressive 98% recycled material.
- ~15,000 Tonnes of steel and other metals recycled.
- 6F5 produced for re-use on the project with enough to be recycled for use elsewhere.
